Will a bank finance a barndominium or modular home?

It depends on the lender and the type of build. Modular homes on permanent foundations qualify for conventional mortgages just like site-built homes. Barndominiums can be trickier — some lenders treat them as farm property, and not all banks will finance them as a primary residence. FHA and VA loans are possible in many cases. The key is knowing what questions to ask before you pick a lender.

What does it actually cost — all in?

The building itself is typically only 50–70% of your total cost. What most people don't budget for upfront: site prep, foundation, utility hookups (electric, water, septic), delivery and crane fees, and finishing work. A barndominium quoted at $150,000 for the shell could easily reach $250,000–$300,000 by the time you move in. Always ask for a total project estimate, not just the building price.

Can I legally build this on my land?

Zoning and local codes vary a lot by county and municipality. Florida has specific rules around manufactured housing, foundation requirements, and wind-load ratings (especially in coastal areas). Some counties treat modular homes and barndominiums very differently. Before you buy land or sign anything, check your county's zoning classification and whether your project type is a permitted use on that parcel.
