The short answer:

Barndominiums often have a lower shell cost but higher finishing costs. Modular homes are typically easier to finance and faster to get permitted in most Florida counties. The better choice depends more on your land, your lender, and how you plan to use the space than on the sticker price alone.

The Financing Difference Is the Biggest Deal

If you're buying without cash, this is the most important factor and the one that surprises people most:

Barndominium Financing

Most conventional lenders (big banks, credit unions) are hesitant because they can't find comparable sales ("comps") to appraise against. A barndominium on rural land can be classified as agricultural property, which changes the loan type entirely.

Your best options: farm credit lenders (Farm Credit of Florida), portfolio lenders who hold loans in-house, or construction-to-permanent loans. Expect a larger down payment (20–30%) and higher rates than a standard mortgage.

Modular Home Financing

A modular home on a permanent foundation qualifies for conventional mortgages, FHA loans, and VA loans — the same as any site-built house. Lenders treat it identically because it meets the same building codes.

If you're using a VA loan (as a veteran), a modular home is a much smoother path than a barndominium. VA appraisers follow the same process as they would for any stick-built house.

Choose a Barndominium If...

  • You want a large attached shop, garage, or workshop as part of the living structure
  • You're buying AG-zoned rural land and want an open floor plan with high ceilings
  • You have cash or an alternative financing source and aren't dependent on a conventional mortgage
  • Long-term resale isn't a priority and you're building for yourself

Choose a Modular Home If...

  • You need conventional mortgage or VA/FHA financing
  • Your land is in a residential zone (not AG) or in a subdivision
  • You want a traditional home appearance and standard floor plans
  • Resale value and appraisability matter to you
  • You want a faster, more straightforward permitting process

What About Quality?

Both are built well when ordered from reputable manufacturers — the difference is in the structure type, not the quality level. A steel barndominium is extremely durable and handles Florida's heat, humidity, and storms well. A modular home built to Florida's IRC code is indistinguishable from a site-built home in terms of structural integrity.

Quality variation in both comes from the manufacturer you choose and the level of finishing work. A cheap manufacturer with a cheap contractor doing the button-up can produce a poor result regardless of building type. Get references, visit completed projects if you can, and don't buy based on price alone.
