Veteran-Led Project Intelligence
Who We Are
Modular Space Systems is a veteran-owned building resource headquartered in Saint Augustine, Florida. We help homeowners, property owners, developers, and contractors find the right modular buildings, barndominiums, shipping containers, and site products — and connect them with the right suppliers to get real pricing without the runaround.
Todd Davis — Founder, Modular Space Systems
Retired U.S. Military Veteran • Saint Augustine, FL
I spent over 22 years in the United States Marine Corps and Georgia National Guard before retiring on December 31, 2025. The military gave me a practical framework for research, risk assessment, and making decisions with incomplete information — skills that translate directly into evaluating modular building projects.
My interest in alternative housing started in 2013 when I purchased a manufactured home — I learned firsthand how the process works, what the industry doesn't explain upfront, and where buyers get caught off guard. Since then I've spent years tracking container builds, barndominiums, log frame construction, and prefab commercial structures. When I acquired this domain roughly eight months ago, I went deep on the modular market: manufacturers, pricing trends, zoning realities, and what actually gets built versus what just looks good in a brochure.
I don't claim to be a licensed contractor or a builder. What I bring is a veteran's discipline for structured research, an owner's perspective from living the manufactured home experience, and the ability to cut through industry noise so your project starts with clear intelligence instead of guesswork.
Heritage & Relaunch
Modular Space Systems originated as a modular building and mezzanine specialist serving industrial, commercial, and government clients across the U.S. from the mid-2000s through the 2010s, providing solutions like guard booths, in-plant offices, warehouse mezzanines, mobile offices, and steel modular structures. After the original New Jersey operation completed its run and the domain went dormant, the brand was acquired and relaunched in 2026 from Saint Augustine, Florida, under veteran leadership as a project-intelligence resource focused on helping owners, developers, and facility managers scope modular projects, run feasibility and compliance audits, and connect with vetted manufacturing and construction partners throughout North Florida and select national markets.
Who We Serve
Today, Modular Space Systems supports three primary groups: owners and developers planning commercial or mixed-use projects, facility managers responsible for expanding operational space, and investors exploring modular, ADU, or barndominium strategies as part of a broader portfolio. From the North Florida 904 corridor to select national markets, our role is not to replace contractors or factories, but to act as a neutral, veteran-led intelligence layer that clarifies budget, code risk, and ROI before you commit to a build path.
How We Operate
When a quote request comes in, we review the basics — what you want to build, your budget, your location, and your timeline — then connect you with the right suppliers for your project. The goal is to make sure you're talking to the right people from day one, not wasting weeks on companies that can't deliver in your area or within your budget.
Our Role in the Ecosystem
We do not operate factories, ship modules, or act as a general contractor; instead, we function as a neutral intelligence broker that protects your capital and time by getting the project definition right before contracts are signed. Once a project passes our initial audit, we coordinate warm introductions and structured briefs to aligned manufacturers, dealers, or integrators, allowing them to step in with clarity while you retain control over final vendor selection and commercial terms.
Why a Veteran-Led Intel Hub
The relaunch of Modular Space Systems is grounded in 22 years of military leadership, where mission planning, risk assessment, and after-action discipline were non-negotiable. That background shapes how we handle every inquiry: we treat your project like an operation that requires clear objectives, reliable intelligence, and accountable communication, not guesswork and vague ballpark numbers.
How Partners Plug In
For manufacturers, dealers, and platforms, Modular Space Systems brings in buyers who are already educated and ready to move. We handle the front-end questions, help set realistic expectations, and pass along organized, qualified leads — so partners spend less time on tire-kickers and more time on real projects.
What Success Looks Like
Success is simple: did you get real quotes from the right people, did the project move forward, and did you feel less confused walking out than you did walking in? When the answer is yes, the site is doing exactly what it was built to do — and the original Modular Space Systems legacy and the 2026 veteran-led relaunch are both earning their keep.
What This Means for You
By the time you pick up the phone with a builder or manufacturer, you will already know whether your project is viable, what range of cost and timing to expect, and which risks need to be neutralized first. Instead of shopping blind, you walk into every conversation with a structured brief, a documented audit trail, and a veteran-led team whose only job is to protect your time, capital, and leverage.
